First Question, How can two different counties have such drastically different assessments when they are suppose to be following the same rules?

Lot 1 in Volusia  is 1.25 acres assessed at $  115.20 an acre for a total assessment of $  144.00
Lot 1 in Brevard is 1.25 acres assessed at $3,000.00 an acre for a total assessment of $3,750.00

Lot 2 in Volusia  is 2.5 acres assessed at $  180.00 an acre for a total assessment of $  450.00
Lot 2 in Brevard is 2.5 acres assessed at $3,000.00 an acre for a total assessment of $7,500.00

It matters not which lot you choose. It appears Brevard County thought 3000 was a nice round figure because that is what all the lots west of I-95 and south of the north county line are assessed at within this particular plat.

Volusia County makes a little more sense because the assessments do not follow one flat rate but, appear randomly appraised and run in the range of $100.00 per acre up to approximately $300.00 per acre.

Based on the rule of "According to Value", Ray thinks Volusia County got it right. How much value can you place on lots you can't get to and never will be able to do anything with because most lots are land locked and there is too many owners to ever reach a consensus of doing anything with the land.

Ray thinks the state should step in and clean up all the previous Florida Land Scams because with the Florida Forever Program there is every opportunity to do so.

Handled properly it could be a win win for the state and individual citizens who have previously been duped.

Once, unplatted and turned back to one large parcel of land, if the state did not consider it beneficial to the Forever Florida Program or contribute to the environment as watershed for the St Johns or something of that nature it could be resold as one parcel of land.

At best, the property taxes on the Platted Land Scams of 1914 and similar platted land should be based on the value of surrounding land values and not be taxed as sub-divisions or have comparable sales used.

Is the above suggestion not better then continuing with the same senseless merry go round of the previous 92 years.

Is it not the state and counties fault, they allowed land to be platted which left most of the lots land locked.
